Ascendas India Acquires Rs. 294 crore Building in Hyderabad


Recently the Indian wing of Ascendas purchased a huge multi-tenant building, aVance3 that has a total floor area of 682,900 square feet. This business hub already has national and multi-national companies as tenants. The famous United Healthcare Group and Value Labs operate from this location. This huge acquisition was finalized on the 31st of July 2015. The value of the building is estimated to be around Rs. 294 crores. With this gigantic addition, Ascendas India portfolio takes a huge leap and the total floor area owned by this company goes as high as 8.8 million square feet. 

aVance3 is the third acquisition by this business space provider in the city of Hyderabad. The previous purchases were aVance 1 and 2. All the acquisitions were made from the vendor Phoenix Infocity. 

When asked about the acquisition, Sanjeev Dasgupta, the chief executive of Acsendas India Trust said, “"Acquiring aVance 3 deepens our presence in Hyderabad, a key gateway city for global companies looking to set up offshore IT operations. Our Singapore Dollar distribution per unit rose by 19 per cent year-on-year in the quarter ended June 2015. This acquisition will support our income growth going forward." 

This huge purchase shows that Ascendas India is looking to further its presence in the city of Hyderabad and also bring in a lot of international companies by providing the sophisticated high-tech infrastructure. Though the trust’s main aim is to acquire more property in Hyderabad, it is also looking at purchasing land and incomplete projects in the near feature. All these facts mean that there could soon be a drastic change in Hyderabad’s skyline, if the proposed plans by this construction firm bear fruit. 

It looks as if Ascendas is capitalizing on the Hyderabad real estate market gap that was created by the bifurcation of the state.
